My landlord asked to be added as additional insured…is that normal?

Hi,

I would love to have your advice/thoughts on this matter, please.  My landlord where I am renting space for work asked to be included as an additional insured.  I don't see why.  Can anyone tell me?

That is a pretty standard thing, and should be in any lease agreement.

What is means is if something in your space turns into a lawsuit, you are extending your insurance to cover your landlord so they can only sue you for things you have done.

If they try to sue the landlord because it was under the landlord's roof, then it still gets handled by  your insurance coverage.

It usually does not cost anything to add AIs unless you have bargain insurance

Our landlord also requires us to have plate glass, business interruption and Workers Comp insurance on file with them.

It protects the landlord as mentioned in the previous post. I have all my booth renters add my business name as well as the building owner as an additional insured. Unfortunately we live in a very litigious society and people will name everyone they can in a lawsuit just to get someone to pay. It  protects everyone.

Yep, very standard!  I am required to list mine, and I require my renters to list me.
